APOC Roof Waterproofing System for Modular and Turn-Key Housing

Customer Overview

This case study outlines how an APOC roof waterproofing system was used to deliver a durable, solar reflecting, waterproofing solution for modular and turn-key housing applications. Working across factory built and on site installations, the client required a high performance roofing system that combined long term protection, ease of application, and a single system warranty. The project demonstrates how a complete APOC coating and reinforcement system can address common waterproofing challenges in modern modular construction while supporting efficiency, compliance, and long term asset performance.

The Challenge

The customer required a simple, reliable waterproofing system that met high standards for quality and warranty, and could be applied quickly and efficiently across their roofing applications.

A key challenge was demonstrating that a complete product system could meet the technical requirements of their roof constructions while remaining practical on site. Previous silicone based systems had failed to deliver consistent bonding performance or ease of application, creating risk and inefficiency.

The Solution

To address these challenges, the customer adopted a complete APOC waterproofing system, providing a single, integrated solution for repairing, priming, and waterproofing roof surfaces.

The system included:

  • APOC 576 – a 100% silicone, extremely reflective roof coating for low slope roofs or areas where ponding water may occur.
  • APOC 583 – a high performance primer to create a smooth, fully adhered substrate prior to application to prevent bleed-through over asphalt substrates and improves long term performance and durability.
  • APOC 581 – a premium, highly flexible and durable repair product for use with silicone coatings to withstand extreme weathering.
  • APOC Incredible Tape – a versatile, heavy duty, easy to use leak repair, reinforcement and construction tape that will immediately seal materials, stopping infiltration of leaks from air, moisture and water.

Using one cohesive system allowed the customer to operate under a single 20 year warranty, with an expected service life exceeding 30 years. This approach also simplified application on site and reduced compatibility concerns between products.

Beyond waterproofing performance, the white coating system delivered additional functional benefits, including reduced roof surface temperatures and improved internal climate conditions. The system was also designed to be easy to repair and maintain, supporting long term asset performance.

The Outcome

By moving to a complete APOC system, the customer was able to;

  • Achieve a fully waterproofed roof solution under a single, long term warranty
  • Improve confidence in bonding and system compatibility
  • Benefit from faster, easier application compared to previous solutions
